These rows come from the sample brief, not from a live tender. The pack behind it is a worked example. Its wording is fixed so the sample runs without a model key, while the conflict checks and the carbon maths are the real engine. What the brief does not include: a quantity take-off from drawings, a resolved conflict, or a compliance certificate. The estimator still makes the call and prices the job.

A tender is metered by how much of it there is to read, to two decimal places. Most packs use under one; a very large pack — fourteen hundred pages or so — uses about two. You are told the number before anything is read, and nothing is charged if a read fails.

The model never does the arithmetic
An AI model only reads. It extracts what the documents say, and every number in the brief is then computed in code against the Australian Standards. That split is why a figure can be checked rather than trusted.
What could not be read is listed
A scanned page, a drawing that would not render, a document referenced but never issued. Each one is named in the brief. Coverage is reported, not assumed, so you know what the brief did not see.
Your documents stay yours
Your documents get read to build your brief. Nothing else.
Not training data
SpecBrief never trains anything on your documents. A cloud AI model does the reading, and its provider sets its own terms for API traffic. That is their contract, not something SpecBrief's code can enforce, so the privacy page names the provider and what it commits to.
Deleted by default
SpecBrief reads a pack, builds the brief, then deletes the files. An account can choose to keep its packs for a set period so a revision can be run against the original, and any pack can be deleted on the spot.
Priced before it reads
One brief covers a normal tender. A bigger pack is measured and quoted first, and nothing is read until you say go. Only material for the trade being priced counts, so an electrical spec in a concrete pack costs nothing.
